Nordeste Tourist Tax 2026: A Host's Guide

Nordeste, at the remote northeastern tip of São Miguel and known for miradouros like Ponta do Sossego and the Faial da Terra hiking trails, was the last of São Miguel's municipalities to bring its tourist tax into effect. If you host guests here, this guide covers the current rules, exemptions, and what to do to stay compliant.

Why Nordeste's Rollout Took Longer

Nordeste's municipal assembly approved its tourist tax regulation on December 30, 2024, later than the four municipalities (Ponta Delgada, Lagoa, Ribeira Grande, Vila Franca do Campo) that began charging on January 1, 2025. At the time, the municipality's leadership estimated collection would begin around March 2025, once the remaining legal and assembly-approval steps were completed. For hosts, the practical takeaway is the same as for Povoação: Nordeste's effective start date and any transitional registration deadlines may not match the timeline you're used to from other São Miguel municipalities, so it's worth confirming directly with the câmara municipal rather than assuming.

Who's Exempt From the Tax?

  • Children under 13

  • Nights beyond the third of a continuous stay

  • Additional standard exemption categories (medical treatment, official student programs, disability caregivers) may apply under the municipal regulation — confirm the current list with the municipality directly.

Example: A solo traveler books 6 nights in a Nordeste Alojamento Local property. Tax applies for the first 3 nights only: 1 × €2 × 3 = €6 total, with nights 4 through 6 exempt.

Registering as a Host in Nordeste

The registration pattern is consistent with the rest of São Miguel:

  1. Register as an economic operator using your NIF and AL license number

  2. Add your property or properties to your account

  3. Choose a declaration frequency (monthly or quarterly)

  4. Begin collecting the tax from qualifying guests

Compare this with your SIBA registration process

Given Nordeste's later and slightly different rollout, confirm directly with the municipality which platform your registration needs to go through — don't assume it's identical to Ribeira Grande's iTAXAS setup without checking.

Collecting the Tax From Guests

As with the rest of São Miguel, Airbnb and Booking.com won't calculate or add Nordeste's tourist tax automatically. Most hosts either:

  • Add it as a separate, clearly labeled fee at booking

  • Collect it in person at check-in

  • Use a calculator or compliance tool to avoid manual errors, especially for longer stays that hit the 3-night cap

Declaring and Remitting the Tax

Declare taxable guest-nights and remit the amount collected on your chosen schedule. Because Nordeste's rollout came later than its neighbors, double-check whether any transitional or catch-up declaration requirements applied around your registration date.

FAQ

Is Nordeste's tourist tax rate different from other São Miguel municipalities?

No — it's the same €2 per person, per night, capped at 3 nights, with the same 13+ age exemption used across the island.

Why did Nordeste start charging the tax later than most of São Miguel?

Its municipal regulation wasn't approved until December 30, 2024, later than the municipalities that launched on January 1, 2025, so full legal implementation took a few extra months.

Do I need to register in Nordeste separately if I'm already registered in Ponta Delgada?

Yes — registration, declarations, and payments are handled per municipality, even though the rate structure is identical across São Miguel.

Does the tax apply to guests booking directly versus through Airbnb?

Yes, regardless of booking channel. The tax obligation follows the accommodation and the guest, not the platform used to book.

What records should I keep for tax-exempt guests?

Basic proof of age for children under 13, and any relevant documentation for other exemption categories, in case the municipality requests verification during an audit.

Keep Compliance Simple Across Every Municipality

Whether you host in Nordeste alone or across several São Miguel municipalities, tracking each one's registration, rate, and declaration schedule by hand adds up fast. See how EazyAL automates SIBA, tourist tax, and Modelo 30 reporting for Alojamento Local hosts
