If you manage several rooms on Booking.com, you may already use PriceLabs to adjust nightly rates. EazyAL can manage each room’s availability and reservations while PriceLabs sends prices and minimum stays through Channex, the channel manager behind EazyAL’s automated Booking.com connection.
The order matters. Prepare and check your room calendars first, connect Booking.com, then move PriceLabs to the new Channex listings. Before relying on the connection, confirm what guests can actually book on Booking.com.
This walkthrough applies to multi-room properties with EazyAL’s room-by-room calendar review enabled. If you do not see Start room-by-room review, ask EazyAL to check your setup before switching Booking.com’s connectivity provider.
How the three tools work together
Tool | Its role in this setup |
|---|---|
EazyAL | Manages room availability and incoming reservations. It also keeps guest and compliance work in one place. |
Channex | Connects EazyAL to Booking.com and carries the updates between them. EazyAL manages this connection for you. |
PriceLabs | Calculates nightly rates and, when configured, stay restrictions such as minimum stays for each Channex room type. |
When your PriceLabs request is approved, EazyAL starts switching the property to Availability only. Once the Pricing control confirms that mode, EazyAL continues to send availability while PriceLabs becomes the source for prices and stay rules. Approval happens before PriceLabs sends its first update, so check the rates already on your channels and complete the PriceLabs setup promptly.
PriceLabs imports a listing for each Channex room type. A room type can represent more than one interchangeable physical room, so check your Booking.com structure before assuming there will be one PriceLabs listing per door.
Before you start
Have these ready:
Access to your property’s Booking.com extranet, your PriceLabs account, and an EazyAL account with room-by-room review enabled. PriceLabs access in EazyAL requires an eligible paid plan and a reviewed request.
Your Booking.com property ID, each room type ID, and the rate plans you sell. Copy the IDs shown in the extranet; do not guess them from room names. Two room types can have the same displayed name.
A private record of future reservations, closed dates, current base rates, minimum stays and date overrides. You will use it to check the cutover.
A time when you can finish the connection and inspect every room on Booking.com. Provider approval and price updates can take longer than the on-screen steps.
Keep real reservations protected throughout the switch. If a date appears unexpectedly open or closed, resolve that discrepancy before treating the setup as finished.
Prepare rooms and calendars in EazyAL
Open your property in Booking connections and choose Start room-by-room review or Continue setup, as shown for your property. EazyAL’s review walks you through the source calendars, room rules and a calendar preview.
Add each room’s Booking.com calendar link requested by the review. Check that the link belongs to the right room. If one Booking.com room type sells several interchangeable physical rooms, ask EazyAL how to map it before approving the review.
In Rules, confirm the guest capacity and a base price you are prepared to sell at for every room and rate. PriceLabs will take over later; a valid starting price still matters for the initial Booking.com connection.
Build the safe calendar preview and review each room’s booked, blocked and open nights. Use Approve room calendar and Use this room calendar for Booking.com only after the preview matches the reservations and selling window you intend.
Choose Create setup and synchronize and wait for EazyAL to finish preparing the room and rate structure.
Do not use an arbitrary high price as a substitute for closing dates you do not want to sell. Confirm the real starting prices and the dates you intend to offer.
Connect Booking.com through Channex
In Booking connections, open the Booking.com row and choose Change connection type → Automated connection → Prepare this method. Enter your Booking.com property ID when EazyAL asks for it.
Open the Booking.com extranet and go to Account → Connectivity provider. Search for Channex.io, select it and accept the connectivity agreement. Channex’s Booking.com guide shows the provider screens.
Return to EazyAL and choose I’ve accepted Channex · Check rooms and rates. If Booking.com has not shared the rooms yet, wait for approval and check again.
Match every active Booking.com room type and mappable rate plan to the correct EazyAL room and rate. Use the actual Booking.com room ID when names are identical or similar. Review older derived rates too; Channex notes that some older versions may need mapping or removal. Mark a room as not sold on this Booking.com property only when that is intentional.
Press Use these after checking the mapping. On the Review & activate screen, press Activate connection → Confirm.
After activation, check Booking.com itself. Inspect open and closed dates, a few rates, minimum stays, and any derived rate plans or promotions for each room type. A connected badge in EazyAL is useful, but it does not prove that every date and rate is bookable as intended.
Compare future Booking.com reservations with EazyAL’s bookings and protected calendar nights before adding any by hand. A protected night is not necessarily a full booking record. Some reservations may already appear in EazyAL; adding them again can create duplicates. Add only a reservation you have confirmed is genuinely missing, in the correct room.
If Booking.com shows all dates closed, check the property’s status and the room’s possible issues in the extranet. Missing rates, restrictions, mapping and closed inventory can all affect bookability. Contact EazyAL support if the cause is unclear or dates do not reopen after the connection is checked.
Request your PriceLabs key in EazyAL
Once the Booking.com connection is live, open Pricing → Dynamic pricing with PriceLabs → Request PriceLabs. EazyAL reviews the request and, when approved, emails a property-specific Channex key. The PriceLabs card also offers Show key while the key is available there.
Keep the key private. It grants access to your property in Channex, so do not include it in screenshots or support posts.
Approval starts the change to Availability only, even if PriceLabs has not sent a price yet. Wait until EazyAL’s Pricing control confirms Availability only, rather than Change pending, before enabling PriceLabs sync. Continue only when you can complete the connection and verify the live rates.
Add the Channex listings in PriceLabs
In PriceLabs, choose Add Your Listings → Channex and paste the key from EazyAL. PriceLabs imports the Channex room types. Review the room type and parent rate plan for each new listing; PriceLabs may select the first imported rate plan by default. Its Channex setup guide explains the rate plan options.
If you already use PriceLabs directly with Booking.com
Your old Booking.com listings may contain the prices and overrides you want to keep. In PriceLabs, open Manage Listings → Map Listings and map the old Booking.com listing as Parent to the new Channex listing as Child. Select all four available copy options for prices, listing-level customizations and date overrides, groups, and notes.
Then check each new Channex listing’s minimum, base and maximum prices, date overrides and price calendar. Account-level customizations do not transfer automatically; recreate any you rely on. PriceLabs describes this sequence in its migration guide.
If a new listing shows Not set, check the map direction and price fields before syncing. The old Booking.com listing should be the parent during the move.
Set the rate plan and send prices
For each Channex listing:
Open Review Prices → Rate Plan Customization. Select the rate plan you want PriceLabs to update. Use a zero offset unless you deliberately need a different price for that plan.
Choose Price and Restrictions if PriceLabs should send both rates and minimum stays. Price sends rates without restrictions; None skips that rate plan.
Check the calculated prices, enable Sync Prices, and choose Sync Now.
PriceLabs may show a Last synced time, but that only confirms its side of the push. Check the resulting values on Booking.com before switching off the old PriceLabs listings. If they do not match, EazyAL support can check the Channex side of the connection.
Verify each room and retire the old connection
For every Booking.com room type, compare at least a near-term open date, a blocked or booked date, and a later date you intend to sell. Check the correct room and rate plan, the displayed nightly price, minimum stay, and whether the room is actually bookable. Review any derived rates separately, because their restrictions can differ from the parent rate plan.
PriceLabs sends Channex prices and restrictions up to 540 days ahead. Check the farthest date you sell; any dates beyond that PriceLabs horizon need a separate pricing check.
Check | Where to confirm it |
|---|---|
The intended nights are open or closed | EazyAL calendar and Booking.com extranet |
The PriceLabs rate reached the intended rate plan | PriceLabs, then Booking.com |
Minimum stays and other restrictions are correct | PriceLabs settings and Booking.com rate details |
Future reservations and protected nights are reconciled room by room | Booking.com reservations, EazyAL bookings and room calendars |
Once the new Channex listings are sending the right values, turn Sync Prices off on the old direct Booking.com listings in PriceLabs.
If PriceLabs asks what to do with mapped child listings, follow its migration guide:
Unmap if no other listings need to remain mapped to the old parent.
Promote the new Channex listing to Parent if other mapped listings should remain connected.
Disable Child Listing Sync also stops the new listing’s sync. Avoid that option when Channex should keep receiving PriceLabs prices.
Do not reconnect PriceLabs as Booking.com’s direct connectivity provider after switching the property to Channex. The old listing may show a provider error; the new Channex listing and Booking.com values are the ones to verify.
Where to make changes afterward
You want to | Use |
|---|---|
Change nightly prices, overrides or minimum stays | PriceLabs |
Block or reopen dates for a room | EazyAL |
Review reservations and guest details | EazyAL, cross-checked against Booking.com when needed |
Review Booking.com-only promotions, derived rates or property issues | Booking.com extranet |
Avoid using the Booking.com extranet as the regular place to edit daily availability and base rates once the connections are active; connected systems may overwrite those edits.
Frequently asked questions
Do I need to open my own Channex account?
No. EazyAL manages the Channex property used for its automated Booking.com connection and provides the property-specific key you enter in PriceLabs.
Why is one room still showing Last synced NA?
Open that Channex listing in PriceLabs. Check its rate plan, Update Type, calculated prices and Sync Prices switch, then choose Sync Now. Confirm the new values in Booking.com. If the listing still does not update, contact support before relying on that room’s prices.
Will the new PriceLabs listing contain my old booking history?
Do not assume that it will. PriceLabs says its Channex integration does not receive direct bookings through the API, and Portfolio Analytics is unavailable for Channex listings. Keep or export any history you need from the old listings, and use another reporting source for the new ones.
What if I stop using PriceLabs later?
In EazyAL, Stop using PriceLabs ends the link and attempts to withdraw the key. If EazyAL says the key could not be withdrawn, contact support. Existing channel prices remain in place. Check and set your intended EazyAL rates, then choose Prices and availability on the pricing screen so EazyAL starts sending prices again. Verify the resulting rates on Booking.com.
